Word has it that veteran actor Chow Yun-fat (familiarly known as Fat Gor) has once again sharply cut the asking price for his luxury mansion atop Hong Kong Island's Peak. The standalone house at Sunshine Villa, 48 Mount Kellett Road, is now being offered at HK$160 million—a cumulative reduction of HK$60 million, or more than 27%, from its original listing price. The property underwent a complete renovation after purchase but has never been occupied or rented out, remaining vacant for about 16 years.

According to market sources, the single-detached house has a salable area of 2,547 sq ft, along with a garden of approximately 2,000 sq ft and a rooftop terrace of about 700 sq ft, commanding a sea view over the southern district. Sunshine Villa comprises only 10 houses and was completed in 1996, with transactions in recent years being extremely rare.

Chow Yun-fat and related parties acquired the property in September 2010 for about HK$128 million, at a unit price of over HK$50,200 per salable square foot—then a record high for the development. After the purchase, the actor carried out a full refurbishment, but over the years the house has never been lived in or leased, leaving it in pristine condition. In October 2022, the house was put on the market at HK$220 million, but market response was tepid. By the end of 2024, the price was reduced to HK$195 million (a cut of HK$25 million, or 11.4%). Most recently, it was further lowered by HK$35 million, or about 17.9%, bringing the current asking price to HK$160 million, which translates to roughly HK$62,819 per square foot. Over nearly four years on the market, the accumulated price reduction has reached HK$60 million.

For reference, the latest transaction at Sunshine Villa was concluded at HK$180 million, with a unit price of about HK$70,761 per sq ft. Chow's current asking price is more than 10% below that recent sale price. Market observers note that despite the sharp discount, Chow remains highly selective about potential buyers; general buyers or estate agents cannot easily arrange viewings, as the threshold is set very high.

Should the property eventually sell at HK$160 million, Chow would still book a paper profit of about HK$32 million (approximately 25%). Even though this Peak mansion requires a substantial price cut, the actor's other property investments have performed well. In April this year, he sold a three-bedroom flat at Corona Tower in the Mid-Levels West for HK$7.5 million, netting a paper gain of over HK$3.5 million after holding it for about 31 years.

Market estimates suggest that the low-key actor currently holds at least seven properties or land parcels in traditional luxury areas including the Peak, Kowloon Tong, and Sai Kung, with a total market value conservatively estimated at more than HK$1 billion. He and his wife have for years resided in a detached house on Cumberland Road in Kowloon Tong, with a salable area of over 3,000 sq ft, which he bought in 1990 for HK$14.7 million; its current market value has already exceeded HK$100 million.

At present, the Peak mansion remains in the "for sale" stage, with no transaction news yet available.
