
Renowned Cantopop star G.E.M. (Tang Sze-wing) has reportedly purchased a luxury duplex unit in Mid-Levels East for HK$85 million. The purchase price reflects a 47% drop in price per square foot compared to four years ago.
According to property records, the transaction involved two high-floor units (Unit A) at Lee On Court, Wong Nai Chung Gap Road, Mid-Levels East. These units were previously combined into a custom-designed duplex with a total saleable area of approximately 4,960 sq. ft.

- The buyer, listed as Tang Sze Wing, shares the same full name in pinyin as G.E.M.'s birth name, strongly indicating that the singer is the new owner.
Significant Price Drop from Four Years Ago
Looking at past transactions, a similar-sized Unit B (2,480 sq. ft.) in the same building was sold in September 2021 for HK$80.5 million, with a price per square foot of HK$32,460.
This means that G.E.M.'s recent purchase at HK$17,137 per sq. ft. represents a 47% price drop compared to the peak market price.
The previous owner had originally purchased and combined the two units to create the custom duplex layout before selling them as a single property.
G.E.M.'s History in Property Investment
This is not G.E.M.'s first property investment. In 2017, she purchased a 1,366 sq. ft. four-bedroom unit at The Pavilia Bay in Tsuen Wan under her mother's name for HK$22.39 million, with a price per square foot of HK$16,391.
Additionally, she previously acquired two units at Serenade Cove in Tsuen Wan, which she also combined into a self-designed duplex.
