The Northern Metropolis is a new engine for Hong Kong's future development, with its growth focused on the dual drivers of innovation, technology, and education. The Northern Metropolis University Town is the top priority. In an exclusive interview with Hong Kong Ta Kung Wen Wei Media Group on June 11, John Lee revealed that after several site visits to different places to research university town development, he has identified the common elements of a successful university town: education, technology, talent, industry, and urban development. He believes that a university town should be viewed as a "city district" concept, not just a "campus" concept.
John Lee pointed out that if considering Hetao, Hung Shui Kiu, and other areas in isolation, the campus land area would be limited. However, by developing all five elements together in synergy, this concept can "expand" the university town. Using Ngau Tam Mei as an example, he said that by integrating the five elements in coordination – and even linking with Hetao and the San Tin Technopole – the area would not be just 50 hectares, but 350 hectares. With additional industrial land, the university town district could expand fivefold or tenfold.
