SKYTOPIA development unveiled as new gateway to HK

The Hong Kong Airport Authority (HKAA) unveiled its ambitious SKYTOPIA development blueprint yesterday, doubling the scale of its original Airport City plan. Set for completion between 2026 and 2031, the project aims to transform Hong Kong International Airport (HKIA) into a one-stop destination for leisure, commerce, and culture. Visitors will not only transit through the airport but also enjoy shopping, dining, yachting, concerts, and more, redefining the travel experience.

The project, located on the airport island and the artificial island near the Hong Kong-Zhuhai-Macao Bridge, will feature a 200-hectare Airport Marina with over 500 yacht berths, a 1.5-kilometer waterfront promenade, Hong Kong's first airfreight fresh market, and the city's first integrated art hub for creation, appreciation, and trade.

With an estimated budget of HK$100 billion, HKAA will contribute HK$30 billion for infrastructure while collaborating with private enterprises for the remaining investment. Importantly, no additional airport construction fees will be charged to travelers.

Expanding the Vision: From Transit Hub to Global Landmark

Chief Executive John Lee announced the expansion of the Airport City plan in his 2022 Policy Address, doubling the project's scale to approximately 284 hectares. Yesterday's blueprint revealed details of the renamed SKYTOPIA, which will integrate commercial activities, cultural events, art trade, and entertainment.

Expanding the Vision: From Transit Hub to Global Landmark

Key Features of SKYTOPIA

1. Water Recreation and Leisure

  • A 200-hectare Airport Marina boasting over 500 yacht berths (including 60-meter and 70-meter berthing options), short- and long-term docking services, and facilities for yacht maintenance.
  • Hong Kong's largest waterfront leisure zone features diverse water sports and activities and water taxis for easy access.

2. Airfreight Fresh Market

  • The city's first airfreight fresh market, offering globally sourced fresh produce alongside flagship stores, themed markets, and fine dining establishments.

3. Integrated Art Hub

  • A one-stop art gallery combining creation, appreciation, and trade.
  • The city's first dedicated art storage and logistics facilities to support the growing art industry.

4. Multi-faceted entertainment and Hospitality

  • A 1.5-kilometer waterfront promenade with an open-air plaza, luxury hotels, and a coastal resort.
  • Phase II of the AsiaWorld-Expo will add a 20,000-seat multi-purpose indoor entertainment arena set to open in 2028.
  • A sports-themed adventure park that blends recreation, exploration, and entertainment.

Smart and Sustainable Transport Connectivity

The project will include an automated transport system seamlessly connecting the airport island, the Hong Kong-Zhuhai-Macao Bridge, and Tung Chung, which is capable of carrying 5,000 passengers per hour. The eco-friendly transport system will also integrate smart parking facilities and autonomous vehicles.

Driving Economic Growth and Regional Integration

HKAA Chairman Jack So announced that HKIA's three-runway system is now fully operational, boosting airport capacity by 50%. The upgraded system can handle 120 million passengers and 10 million tons of cargo annually, cementing HKIA's position as one of the world's largest aviation hubs.

SKYTOPIA is expected to connect directly to the Greater Bay Area (GBA), serving a population of nearly 90 million via the Hong Kong-Zhuhai-Macao Bridge. The project aims to serve as a landmark destination, attracting visitors from Hong Kong, mainland China, Asia, and beyond.

Secretary for Transport and Logistics Lam Sai-hung welcomed the blueprint, describing SKYTOPIA as a world-class landmark and a key driver of Hong Kong's economic development. He emphasized how the project aligns with the government's strategy of integrating Hong Kong's aviation and economic potential with the GBA.
